How much could RetroFi unlock for you?

How would you like your surplus? With a lump sum RetroFi plan, this is paid to your bank account on completion. Or choose a flexible RetroFi plan and draw from your surplus whenever you need it, in whole or in part. Your adviser will explain both options.

No monthly payments required
Interest rolls up
Interest compounds annually. Voluntary repayments can be made any time to reduce the balance.
Important: how compound interest works
Because no monthly repayments are required, interest is added to your loan each year. At 6.5%, a Β£132,300 loan becomes approximately Β£256,000 after 15 years if no repayments are made. Your adviser will provide a full personalised illustration. A no negative equity guarantee means you will never owe more than the value of your home.
This is an indicative estimate only, not a personalised recommendation or mortgage offer. You must receive advice from a qualified, FCA-authorised equity release adviser before proceeding. Your home may be repossessed if you do not keep up with any agreed repayments.

Step 6 of 7
We will handle everything. You just say yes at each step
RetroFi is not yet live. Once we launch, RetroFi will manage the entire improvement process for you. Here's exactly what will happen, in order.
1
Your adviser reviews your plan
Once RetroFi launches, a qualified, regulated adviser will call you, usually within 24 hours. They'll go through your estimate, answer every question, and check the plan is right for you. No pressure, no rush.
Independent advice, required by law
Your adviser must consider all alternatives before recommending RetroFi. This protects you.
Family welcome at every stage
Just let us know and we'll arrange a time that suits everyone.
Typically within 24 hours
2
Your works will be agreed and costed
Our trusted partners will survey your home and confirm exact costs. You will approve the full schedule before anything is signed, and your solicitor will review the mortgage offer independently.
You approve the full works schedule
Nothing starts until you're completely happy. You are in control at every stage.
Your own independent solicitor
You choose your own solicitor, not one appointed by RetroFi. This is your right.
Typically 2–4 weeks
3
RetroFi will approve your mortgage
Once your works schedule is agreed and post-improvement valuation confirmed, RetroFi will issue your mortgage offer. You will have time to consider it. There is no obligation to proceed at any point.
Post-improvement valuation
Confirms your home's post-works value. This is the number RetroFi will use for your maximum loan.
Your personalised mortgage illustration
A full Key Facts Illustration showing exactly what you're borrowing and how interest compounds.
4
Our partners will carry out your works
Your partners will begin the agreed improvements. RetroFi will only release payment to contractors when you confirm you're satisfied at each milestone.

5
Your surplus: your choice of how to receive it
Once all works are complete, any loan balance remaining after the works cost will be yours. Importantly, you will choose how you receive it. There is no single fixed way.
Lump sum RetroFi plan
Your full surplus, based on your estimate approximately Β£104,500, is paid directly to your bank account on completion. Use it however you choose.
Flexible RetroFi plan
Prefer not to take everything at once? With a flexible RetroFi plan, your surplus is held in a pre-agreed facility and you draw from it when you need it, in whole or in part, at a time of your choosing. Interest only accrues on what you draw.
No negative equity guarantee on either plan
You will never owe more than the value of your home, regardless of how long you live there or which plan you choose.

Your RetroFi protections
Fixed rate for life
Your interest rate is locked on day one and can never increase, regardless of what happens to wider interest rates.
Right to remain for life
Your home is your home. You cannot be asked to move or sell, regardless of how long you live there or how the loan balance grows.
Voluntary repayments
No monthly payments are required, but you can make voluntary repayments whenever you wish to reduce your balance.
Your plan moves with you
If you move to another suitable property, your RetroFi plan is portable. Your rate and terms stay with you.
Involve your family in every step
Many customers find it helpful and comforting to involve a family member, partner, or trusted friend. On the next screen, let us know who you'd like included and we'll make sure they're part of the conversation from the start.
Built to Equity Release Council standards
RetroFi is not yet live and is not yet a member of the Equity Release Council, the UK industry body setting consumer protection rules for lifetime mortgages. We are designing every plan to meet its standards ahead of launch.
